To work on your XSite, I'll need:

• An administrative login to your XSite with at least priviledges to access the site wizard
• If you want graphical enhancement: photos of the area, of example properties, of yourself, etc.
• Information: - for example:
• A list of counties or cities you cover
• A bio (we can do this most easily by phone, but it can be done by e-mail. I'll want to collect info about yourself, years of experience, your license/certifications, specializations, the various aspects of your business, etc.)
• If you want to include them on your site: copies of licenses, insurance, etc.
• Info relevant to any custom forms we might want
• Your ideas for the site (what things would you like to be different? what do you want to make sure is included? what do you want to avoid?) etc.

My usual fee is quite affordable. It includes 10hrs of customization, to include compiling, formatting, and uploading the information and materials above, custom-writing much of the site content, choosing and customizing layout, pages, navigation, graphics, utilizing external links, creating multiple custom pages, and some search engine optimization to include page titles, keywords, etc. You'll get an itemized list of changes.


Terms & Disclaimers (there always are:)

* Product Capabilities: I'm limited to the capability limits placed on your site by the site provider ( e.g. there are some portions of an a la mode XSite that cannot be altered in terms of their behavior or content - for example, one cannot add additional addresses to the contact us page, but of course a custom contact-us page could be created with that info. That's a limitation of the product.

* Style and Content Choices: It's possible that you don't like some of the things I do with the site (the way something is worded, a style choice, the placement of a button, etc.) - not to worry, these can usually be changed, undone, modified and probably fairly easily within the 10hrs of customization. For such minor changes to the initial design, within a week of completion, there will not be an additional fee.

* Approval: I will ask you to look at and approve all content and changes at least once - when I believe I'm mostly finished. If we need to make some changes, revisions, alterations, I'll work on those and then ask you to approve the result. In this way, you approve the end-result in any case. If changes and content are entirely unsatisfactory (I would be surprised), at a bare minimum any objectionable page can be eliminated quite quickly and easily from the site or else reverted back to its standard content. In other words, there is no forseeable problem with things that can't be undone.

* Payment: is always in advance, and I take Paypal (if you don't have a www.paypal.com account, it's free and quick to create one, and they allow payment from your checking account), or you can pay with VISA/Mastercard/Amex/Discover without creating a paypal account.

* Time Frame: Generally speaking - barring medical or other emergency - I should be able to have a complete site within one week of receiving payment, possibly much sooner. In the interim, the site may go through a few transitional changes, that will work themselves out into a final design. In other words, if you visit the site during the time it's being customized, it may be evolving in various ways. There is certainly no anticipation of a site outage caused by customization.

* Site Outages: In the event that I notice your site is experiencing an outage, I will notify you, so that you can contact your provider's technical support. As the account holder, they'll want you to do so.

* Overage: A 2nd complete overhaul of the site would be exceedingly rare (let's say you got out of the agent business and became a mortgage loan professional) but, in the case of any substantial time overage (which you would approve, first), we can do that at a simple rate for any additional hours.

* Link: It's not required, but it is requested that, if you like our work, we carry a link from your site back to ours. We will return the favor. 

* Refund Policy: We provide services and do not sell products. A service cannot be returned, and so no refunds are provided. By making any payment and consenting for the web designer to customize your site, or provide a similar service, you are accepting that the service is non-refundable.
